Maintenance
Any maintenance issues need to be reported to the office either by telephone or in person to be properly recorded and handled in a timely manner. Do NOT email maintenance requests or stop an employee in the buildings to report an issue!
Maintenance will lock your apartment door when they leave. It is your responsibility to have your keys with you when you leave your apartment to avoid a lock out fee.
AFTER HOURS EMERGENCIES: To contact a maintenance employee regarding an emergency situation when the office is closed, call the office number at 207-772-6579 and select Option 1 when prompted for maintenance. You will need to leave a voicemail. Be sure to provide the following information:
-Your name
-Your address, including both the street address and apartment number
-Your contact number
-A brief description of the emergency
A maintenance person will be immediately paged once you hang up and will call you back as soon as possible.
If you are calling because you are locked out of your unit, be prepared to show a photo ID to the responding maintenance person. The maintenance person may also take your photograph based upon their own discretion. A fee of $40 is due at the time of admittance and is to be paid directly to the responding maintenance employee plus the office will bill you for an hour of labor. If the lock out happens between the hours of 11:00 pm and 6:00 am, you need to pay $40 to the responding maintenance person immediately, and the office will bill you for two hours of labor.
REMEMBER - This service is for maintenance emergencies ONLY. Please do not page maintenance for anything else, such as noise complaints, rent, police matters, or non-emergency maintenance. Abuse of the system will result in a minimum $50 fine.
If you are not able to leave a voicemail for emergency maintenance by calling the office number, or do you not receive a response within twenty minutes of leaving a message for emergency maintenance, please call 207-400-2343.
This number is not to be used for any other reason.
If you have an issue with a CSC laundry machine, please report it directly to CSC Serviceworks at www.cscsw.com to request service or a refund.
Parking Lot Snow Removal
The maintenance department will remove snow from the parking areas if the accumulation has reached two inches or more.
If the weather forecast predicts that snow accumulation will end by 10:00 am, all vehicles must be removed from the parking areas by 8:00 am that day. Vehicles can return to the parking area after 2:00 pm unless notified otherwise.
If snow accumulates throughout the day, all vehicles must be removed by 8:00 am the next day
and can return after 2:00 pm.
Vehicles that are not removed may be plowed in or towed without notice at the vehicle owners' expense. Failure to move will result in a minimum $50 fine. Repeat violations may result in the loss of parking privileges.
Tenants can sign up notifications for snow removal by contacting the office. We will post reminders as often as we can, but ultimate responsibility to remove vehicles falls to the tenants. Please be aware of the weather forecasts!
Do not page emergency maintenance for snow removal.

If a utility company has disconnected your service and requires access to locked areas of the building to restart your service, you will need to schedule a time with the utility company to be at your building during our regular business hours.
